Position Title: Facilities Manager - 6E

Position Summary

The Facilities Manager performs specific services for employees and customers related to operations and maintenance, real estate, project planning and management, communication, finance, quality assessment, facility function, as well as human and environmental factors. These services coordinate the physical workplace with the people and work of the organization. He/she is responsible for coordinating several activities at once, quickly analyzing and resolving specific problems, and for achieving deadlines.

Essential Job Functions

  • Partner with Facilities team to monitor the Southpointe facility to ensure that the building and surrounding grounds remain safe, secure, and well maintained.

  • Direct facility staff and oversee contractors hired to perform inspections, testing, repairs or other Southpointebuilding services.

  • Ensure that Areas follow Property Management Department policies and procedures for acquiring, terminating or subleasing field office space. Track all new and existing company office locations.

  • Ensure Fire suppression system is functioning properly according to building code. Coordinate the periodic testing of fire suppression equipment and coordinate annual fire alarm testing and evacuation procedures.

  • Ensure the incoming and outgoing mail is sorted and distributed through the efforts of the facility team.

  • Provide assistance and consultinig advice to Area and District offices for all office requirements, as needed.

  • Oversee and ensure that all emergency and scheduled maintenance throughout the Southpointe building and grounds is performed in a timely manner and in compliance with building codes.

  • Suggest and oversee renovation projects for a variety of reasons, ranging from improving efficiency to ensuring that facilities meet government regulations and environmental, health, and security standards.

  • Prepare building budgets and control and track costs to remain within budgeted parameters.

  • Prepare monthly/annual budget reports and analysis

  • Monitor security systems to include cameras, entrances/exits and credential checking to ensure that all policies and procedures are being observed.

  • Ensure that all purchases for facilities, security and mail are handled in accordance with company guidelines.

  • Maintain and update a building systems manual and become familiar with all operating systems and vendors.

  • Maintain and update an annual maintanance schedule for the Southpointe campus

  • Maintain and update a current vendor list with specific contract terms.

  • Maintain and update a library of building construction, utilties and mechcanical systems drawings

  • Maintain and update a current inventory of office furniture and equipment.


  • Bachelors Degree or equivalent experience in Facilities Management, Business Administration or Engineering

Experience/Minimum Requirements

  • Minimum of five (5) years Class A office building facility department experience

  • Electrical, HVAC, security system, or Facility Management certification/training is beneficial

  • Expereince working with Office leases and Facility Vendor Agreements

Working Conditions: Works in a normal office setting. with no exposure to adverse environmental conditions. Maybe required to assit Facility staff with unloading or moving of supplies, furniture and equipment. Must be able to lift and move 100 pounds.
