Position Description:

The Construction Management Intern position is responsible for participation in an 11-week (40 hours/week) Intern Program with specific emphasis on learning the primary responsibilities of Business Continuity. Interns will actively participate in the assigned group intern project. This position will receive an hourly wage of $17 per hour, plus a $250 starting bonus.

The intern will be responsible for working with the Corporate Services Team to learn about and assist with facility/property management, and construction management. Work in a team environment to accomplish Corporate Services Team and Association goals.

DUTIES AND RESPONSIBILITIES:

Essential functions of the position include, but are not limited to:

  1. Assist the Corporate Services Team with maintenance work-orders (initiate, create, and coordinate).
  2. Work with the Corporate Services Team in managing preventative maintenance of association properties (building, systems and site).
  3. Work with the Facilities Manager with general construction management processes that may include the following:
  • Quality assurance review of construction documents
  • Attend Pre-construction Conference
  • Review and comment on List of Subcontractors submitted by General Contractor (G.C.)
  • Review and track progress of Construction Schedule submitted by G.C.
  • Review and track Schedule of Values submitted by G.C.
  • Review and distribute special inspection and testing reports
  • Review and process monthly Application and Certificate for Payment submitted by G.C.
  • Review and track changes in contract amount and/or time
  • Provide periodic project observation, provide Field Observation Reports
  • Review final construction project, develop and submit Punch List of outstanding issues to G.C.
  • Review project Closeout paperwork
    • (Occupancy Permit, Contractors Affidavit of Release of Liens., Consent of Surety to Final Payment, Consent of Surety to Reduction in or Partial Release of Retainage)
  • Review Record Documents and Operation and Maintenance manuals
  • Track completion of as-built documents
  • Perform one year walk through of projects
  • Review use of site with owner and G.C.
    • (Security, parking, storage, site staging, restrictions, cautions, safety procedures, housekeeping, working hours)
  • Attend construction meetings for projects

Additional functions of the position may include:

  • Performs other related duties as assigned.

JOB SPECIFICATIONS:

Characteristics of an ideal candidate include: self-motivated, fast learner, customer service orientated. Must be currently pursuing a bachelorÂ’s degree, including minimum completion of sophomore year ofcollege coursework. Candidates must have a minimum 3.0 cumulative GPA.

Duties require:

  • Possess advanced computer skills. Proficient in Windows environment using Microsoft Word, Excel, and Internet Explorer.
  • Possess strong interest in pursuing a career involving facilities or Business Continuity.
  • Demonstrated strong decision-making and problem solving.
  • Strong oral and written communication skills, including public speaking.
  • Strong leadership and interpersonal skills.
  • Ability to work effectively in a team environment and effectively demonstrate team building attitude and skills.

MENTAL AND PHYSICAL REQUIREMENTS:

  • Ability to complete work in an acceptable timeframe and manage a variety of detailed tasks and responsibilities simultaneously and with accuracy to meet deadlines, goals, and objectives and satisfy internal and external customer needs related to the job.
  • Ability to operate telephone and respond to calls and in-person inquiries.
  • Ability to move about the office with occasional reaching and bending.
  • Ability to successfully interact with and represent the organization to staff, officers, board members, customers, and the public at all levels.
  • Ability to use a keyboard and computer. This involves reading the screen and keying/typing information.
  • Ability to travel by auto or commercial transportation to carry out essential responsibilities
