A ROLE YOU WILL LOVE
Responsible for completing transactions related to processing assignments in accordance with regulatory guidelines for various trigger events during the servicing lifecycle as well as lien releases by coordinating with internal business partners such as Default Support, Bankruptcy, Foreclosure, Subordinations, Legal, Recovery, High Risk and external partners such as Default Counsel in all 50 states, Investors and Third-party Vendors

Primary Accountabilities

  • Assignment processing - based on trigger events such as delinquency, foreclosure actions, bankruptcy, subordinations and paid-in-full loans in assignment sensitive states, the Lien Release and Assignment I associate will need to review complete chain of title to prepare the necessary assignment by working with third-party vendors, default counsel and investors to ensure legal standing has been verified to take the necessary action required in a timely and accurate manner in accordance with regulatory and compliance guidelines. This will entail completing Quality Control Reviews and working with the servicing system of record, the internal document repository, Black Knight LoanSphere and other related 3-rd party websites.
  • Assignment Procurement - when necessary, interface with third party lenders to ensure all necessary assignments are procured to ensure standing has been verified and title is complete. Lien Release Processing - on loans that have paid-in-full, the Lien Release and Assignment Associate I must ensure that standing has been verified and that the lien release is prepared and filed in the proper beneficiary name and in compliance with state timelines. This task often includes interacting with title companies and the Legal department to ensure the lien is discharged properly and in accordance with servicing guidelines by the various investors.
  • Performs quality control checks and update procedures as directed

Education and Experience

  • Experience working with assignments, lien releases or chain of title is preferred
  • High school diploma or equivalent
Language Ability
Ability to read/interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals; write routine reports and correspondence; and speak effectively before groups of customers or employees of organization.

Mathematical Ability
Ability to calculate figures and amounts to determine variance in payments and reasons for shortages and surpluses in escrow accounts. Ability to use logical thinking research anticipated and actual disbursements/credits from/to escrow.
