for a Project Manager / Estimator to be part of a growing
Leasing department
who is a
collaborative and an experienced Construction Project
Management and/or Architecture

As a Project
Manager / Estimator
, you will be an essential member of URWs Retail Store
opening Team. You will be responsible
and implementing project budgeting for a portfolio of shopping centers,
including in-line mercantile shops, restaurant/hospitality units, entertainment
destinations and common area kiosks.
To ensure URW provides optimal experiences, this person will
be skilled at understanding
and design schematics, construction documentation, permitting procedures,
scheduling and tracking, Construction Budgeting and construction administration
to best meet the needs of URWs business

We are looking for a Project Manager /
Estimator with:

Demonstrated experience in Estimating,
Management and Store Opening Expertise from Inception to Opening in a retail

o Collaborate with Asset Team on
pre LOI due diligence to verify existing conditions, complete feasibility
studies, identify applicable Landlord work scopes, produce requests for
proposals to obtain cost estimates and bids.

o Manage, coordinate, guide and oversee
Estimating activity to insure the accurate preparation and submission of
competitive and profitable proposals, within prudent corporate parameters.

o Ability to Value Engineer and creatively
problem solve to help bring projects to fruition.

o Develop conceptual budgets based on concept
and schematic design packages and complete field verifications and site walk
throughs as may be necessary.

o Maintain and develop relationships with pool
of General Contractors and Subcontractors who are appropriate for the types and
sizes of projects that arise. Develop
and maintain relationships with all building department plan reviewers and
inspectors for best possible outcomes and conflict resolution.

o Thoroughly review estimates, scope, pricing
and assembly of proposals prior to submission.

o Ability to develop conceptual estimates by
both working with GCs & Subcontractors and by completing take offs and
assigning unit pricing based on region and union requirements.

o Design and Technical plan
review of architectural, mechanical, electrical, plumbing and signage
drawings. Interface with Asset Team,
Leasing and Tenants and Architects to review, comment and approve construction
drawings ensuring Landlord vs Tenant work responsibilities. Ensure Lease compliance. Collaborate with Design Manager as needed.

o Develop an understanding of
all mall systems, existing and proposed, and how tenant will tie into them,
including all utilities, fire life safety, data transmission, etc..

o Efficiently track and/or
manage the scheduling of Landlord and Tenant planning and permit submittals to
all applicable local jurisdictional agencies.

o Attend recurring action/asset meetings to ensure
awareness of all aspects of the shopping center, especially on issues that
pertain to tenants design and construction.

o Collaborate with the internal plan management group
to produce lease exhibits such as lease outline drawings, update and keep
current all lease plans.

o Visit the shopping centers on a regular basis to
monitor progress of any landlord work and tenant construction and promote
methods to expedite tenants construction process.

o Supervise the schedule of the Landlords Work and Tenants
construction to ensure they open on or before the rental commencement date
(RCD). Conduct field inspections and
meetings with tenants and building inspectors, where necessary.

o Perform detailed punch list inspections throughout
the construction of each project and promptly issue a final written copy to the
tenant contractor upon the completion of each project. Ensure compliance of all close-out
documentation in accordance with Lease terms.

o Work
collaboratively with local jurisdictions to expedite the plan check/permit
processing an effort to compress store opening schedules.

attitude and ability to learn various software in short order, and adapt to any situation, wear multiple hats,
perform multiple functions, and is a people person.

The minimum requirements and skills include:

degree in
Project Management, Architecture, Interior Design,
Construction Management,
related field or equivalent.

5-7 years
or more experience as a Construction Project Manager, Project Architect, and/or
experience within an Architectural and/or Construction Management setting

knowledge of estimating, architecture, engineering, construction, permitting
and project management

knowledge of Microsoft Office (Word, Excel, PowerPoint), Bluebeam/Adobe
Acrobat, Project Scheduling Applications

of some skills outlined below include;

o Decision-making
qualities including effectively balancing and integrating business intuition.

o Ability to clearly articulate
point of view verbally and in writing and quickly grasp business objectives and

o Strong
relationship building and team skills.

Preferred Qualifications include:

with construction project management and up to date knowledge of industry
trends and best practices for retail and commercial sectors

Experience in Revit and additional Adobe Creative Suite applications a plus
