The Building Maintenance Manager is responsible for the support, upkeep, and maintenance of the Phillips Edison office building. The Building Maintenance Manager performs a variety of skilled maintenance work for buildings and grounds including heating, ventilation, air conditioning, plumbing, electrical, and carpentry work. Also responsible for monitoring, supervising, and directing the day-to-day custodial, maintenance, repair and inspection of all buildings, vehicles, and equipment; supervises construction, repair and renovation projects.

Essential Duties and Responsibilities:

  • Check building for upkeep and maintenance needs, perform work, or schedule repairmen

  • Respond to tenant questions and concerns

  • Responsible for obtaining bids and supervision of standing property maintenance contracts (cleaning, grounds upkeep, etc.)

  • Demonstrated ability to handle minor building repairs and maintenance, understanding of basic plumbing, electrical, and HVAC concepts to represent PECO with tenants and contractors

  • Assist with loading and unloading materials as needed.

  • Work with all staff to prepare, pack, and deliver all materials needed for programs and or/events.

  • Ability to use and maintain maintenance equipment and tools effectively and in a safe manner

  • Detect defects in equipment and make proper repairs or adjustments

  • Follow instructions and work with little to no supervision

  • Ability to perform strenuous work involving the lifting and carrying of heavy objects required

Education / Experience Requirements:

  • Two years coursework from a technical or vocational school in construction, heating, ventilation, and air conditioning as well as plumbing and electronics.

  • Three years experience performing and inspecting maintenance and repair work for commercial building and grounds.

  • HVAC License and or Electrician License

  • Must possess a current Ohio drivers license
